Five steps before a drop of finish paint
This sequence is why two exterior quotes on the same house can be thousands apart. Ask any painter you are considering to walk you through theirs.
Power wash
We come out ahead of your start date and wash the entire house, then let it dry. Paint will not bond to chalked, dusty siding.
Scrape
Day one on site is spent scraping away every bit of failing paint. Painting over loose paint just buys you a year.
Feather sand
Scraped edges get feather-sanded by hand so you cannot see where old paint stopped. Power sanders on older homes by request.
Caulk
Every vulnerable joint sealed with a 40-year caulk. Moisture behind the wood is what makes paint blister from underneath.
Prime
Once it is clean, scraped and sanded, every spot of bare wood gets primer before its finish coats go on.
Two finish coats
Sherwin-Williams, in the line and sheen written on your contract. Site cleaned nightly, final walk-around with you.

Siding and trim
Wood, Hardie, vinyl and aluminum. Fascia, soffits, window casings, shutters and the front door.
Stucco
Hairline cracks filled and textured, then coated with a product that can move with the wall instead of cracking off it.

Cleaned and coated when you want the brick painted, with the mortar joints handled so the finish looks deliberate.
Carpentry repair
Rotten fascia, soffit, siding boards and trim replaced before paint. Often a low-cost fix where another contractor quoted replacement.

When should you repaint in Central Texas?
Most exterior paint jobs around Austin last about five to seven years. You will usually see it fail in one place first, and it is almost always the same places:
- South and west walls take the worst of the afternoon sun and chalk first.
- Horizontal trim and window sills, where water sits instead of running off.
- Shaded north walls, where mildew shows up long before the paint wears out.
- Caulk lines that have pulled open — the earliest warning, and the cheapest to catch.

How much does it cost to paint a house in Austin?
Price comes down to square footage, the condition of the surfaces, what they are made of (siding, stucco, brick, Hardie), and how many colors you want. That is why the estimate happens at your house instead of over the phone: an owner walks every surface, writes down the exact products and materials, and gives you a fixed price.
